House Instructions

As your host, our goal is to make your stay as comfortable as possible! For us to do so we would appreciate if you could follow the listed house rules.

1) This property is a licensed holiday home. Please inform of your expected arrival time at least 2 days in advance to arrange a smooth check-in.
2) Check-in is after 3 PM (15:00), check-out is before 11 AM (11:00).
3) Kindly note that early check-in and late check-out is subject to availability on the day. If the apartment will be available and cleaning team will prepare it earlier, you will be welcome to check-in earlier. If you want to guarantee an early morning check-in (or late night check-in), please book from the day before.
4) Copies of passport or national ID of all guests must be shared at least 24 hours prior to arrival to register in accordance with UAE and Dubai Tourism (DCTM) laws. 

5) The guest will also consent the host to share the passport copies with DTCM & other government bodies as required.

6) Upon arrival guests must also show their passports to concierge / reception security and the host as requested. 

7) For security reasons, only the number of people indicated in the booking will be allowed to check-in.

8) Hosting any additional people at the property requires prior approval from the host and should be paid for the additional person.

9) Strictly not allowed to Inviting groups of people over, causing disturbance/distraction to neighbours/ other people living in the building /community, indulging in fights or using obscene language in public/shared areas.

10) Visitors will not be permitted into the property without prior approval from the host and the security may not allow them inside without permission in place.
11) Security deposit is applicable as mentioned in Airbnb / booking platforms. Any loss / damage of the property / items will be deducted from the security amount.
12) Smoking is strictly forbidden inside the apartment. A non-negotiable penalty of 500 AED will be charged to rectify the smell if evidence of smoking is found inside the apartment.
13) It is your responsibility to follow residential rules in common areas, such as: lobby, outdoor pool, parking, beach, etc. You must not cause problems or discomfort to other residents during your stay. Strictly no parties or loud music, alcohol or drugs consumption, staying naked or inappropriately dressed in common areas or balcony porch / visible areas to others. Breaking any of these rules will cause report to security and the police and lead to an immediate check-out from the property with no refund. This cannot be the term for complaints and refunds from our side.
14) Garbage bags should be taken out to trash disposal pipe located on your floor.
15) In case of maintenance issues (leakage, breakage, etc) inside the apartment you need to report to the host immediately via Airbnb or Whatsapp. The guest gives the permission for maintenance team or property management person(s) to have the access to the property at any time for inspection or resolving the maintenance problem. Our obligation is to resolve any problem or provide you same category apartment within two working days after receiving the notification. In this case any complaints or refund requests are not applicable. Otherwise the appropriate agreement should be reached between two parties.

16) Please note that any maintenance/repair that doesn’t fall directly under the host is not eligible for complaints/refunds.

17) Free covered parking lots are available in selected properties only and can be provided subject to availability, please request in advance.

18) Strictly forbidden to park in other’s parking lots & undesignated areas
19) Loss of keys, access cards or parking cards will result in a 250 AED replacement charge, which should be paid in cash at check-out or will be deducted from your deposit.
20) Pets are welcome only at our selected villas as mentioned in the booking portal and strictly not allowed in our apartments.

21) Please treat this home as you would your own. Excessive mess/damage to the property will result in a deduction from the security deposit to cover cleaning and maintenance fees.

 

As you check out

  • Please leave the keys inside the key box as you found them
  • Please leave the parking card & facility access card inside the apartment at the same place as you have found it and send us a picture to us on Airbnb / whatsapp
  • Kindly note that we shall be charging on your security deposit for any missing / damaged items at the property
